The legislation relating to Queensland’s smoke alarm requirements (AS 3786-2014) has changed and seeks to provide a higher standard of safety.  All homes or units being sold or leased, or existing leases renewed, will require either hardwired or non-removeable 10-year battery, photoelectric, interconnected smoke alarms.

The new smoke alarm legislation means many properties require upgrades to their existing alarms to avoid legal complications. For rental properties the deadline is 1 January 2022 with residentials having a deadline of 1 January 2027. As agents it’s your job to ensure the properties you rent or sell are compliant.

What Does the QLD Smoke Alarm Legislation Say?

The parts of the Queensland smoke alarm legislation are already applicable when selling a home. You must replace any smoke alarm over ten years old with a photoelectric alarm prior to the sale.

All homes or units being sold or leased, or existing leases renewed, will require hardwired photoelectric, interconnected smoke alarms. Non-removable 10-year battery smoke alarms can be installed in place

Smoke alarms in the dwelling must:

  • be photoelectric (AS3786-2014); and
  • not also contain an ionisation sensor; and
  • Be hardwired to the mains power supply, if currently hardwired. Otherwise, smoke alarms can be either hardwired or powered by a non-removable 10 year battery or a combination of both.
  • be interconnected with every other smoke alarm in the dwelling so all activate together.

The legislation requires smoke alarms must be installed in each bedroom and interconnecting hallways or other parts of the dwelling if no hallway is present.

What Smoke Alarm Upgrades Do Properties Need?

The significant changes to the Queensland smoke alarm legislation are the number of alarms required, the type of smoke alarm installed and they must be interconnected. The interconnection allows all the smoke alarms to go off at once, thus ensuring people have time to exit the dwelling safely.
